InSite

Terms of use

Last updated 1 October 2026

In short: InSite is a free tool that gathers publicly available information about a site in Ireland into one report. That information is indicative only. It can be incomplete, out of date or wrong, and it is not professional, legal, planning, surveying, engineering or environmental advice. Always check anything that matters with the original source and a qualified professional before relying on it.

1. Who we are

InSite (www.insite.ie) is operated by Irish School of Traditional Trades Limited, a company registered in Ireland with company number 729114, whose registered office is at No. 11 Whiterock Lane, Whitebrook, Wexford, Y35 A9C6 ("we", "us"). You can contact us at rob@attuned.ie.

By using InSite you agree to these terms. If you don't agree, please don't use it.

2. What InSite is

InSite takes an address, Eircode or map location and automatically compiles information about that area, including geology, soils, water, flood risk, heritage designations, protected sites, environmental hazards, utilities and planning context, from Irish and international public data sources. It also produces derived views, such as maps, 3D terrain models, water-flow analysis and estimates, from that data.

InSite is currently provided free of charge. We may change, suspend or withdraw any part of it at any time without notice.

3. Important: the information is indicative, not advice

Everything InSite shows is compiled automatically and is provided for general, preliminary information only. In particular:

You are responsible for how you use the information. Before making any decision that matters, such as buying, selling, valuing, designing, applying for planning permission, building or excavating, check the information directly with the original source and get advice from suitably qualified professionals.

4. Third-party data and services

InSite relies on data and services provided by third parties, including (among others) Geological Survey Ireland, the Environmental Protection Agency, Tailte Éireann, the National Monuments Service, the National Parks and Wildlife Service, the Office of Public Works, local authorities, the Heritage Council, the Central Statistics Office, ComReg, ESB Networks, EirGrid, GBIF, OpenStreetMap contributors, Esri, Google and Autoaddress. The full list, with each source's publisher and licence, is on our data sources page.

That data remains the property of its owners and is subject to their own terms and licences. Where a source requires attribution, it is given on that page, in the report or on the map. We are not responsible for third-party data, its availability, or the content of third-party websites that we link to.

5. Acceptable use

You may use InSite for your own purposes. You must not:

We may limit or block access where we reasonably believe these terms have been broken, or to protect InSite and the services it depends on.

6. Intellectual property

The InSite name, logo, design and software belong to us. Data and map content belong to their respective owners (see section 4). You may save, print and share reports you generate for your own use, provided you don't remove source attributions or present them as professional advice.

7. Our liability

InSite is provided free of charge, "as is" and "as available". To the fullest extent permitted by law, we give no warranties or guarantees about InSite or its information, including about accuracy, completeness, fitness for a particular purpose or uninterrupted availability.

To the fullest extent permitted by law, we are not liable for any loss or damage arising from your use of, or reliance on, InSite or its information, including any loss of profit, opportunity, money or property, or any indirect or consequential loss.

Nothing in these terms excludes or limits any liability that cannot be excluded or limited under Irish law, including liability for death or personal injury caused by negligence or for fraud, or any rights you have as a consumer that cannot be excluded.

8. Privacy

How we handle information when you use InSite is explained in our privacy policy.

9. Changes to these terms

We may update these terms from time to time. The date at the top shows when they last changed, and the version on this page is the one that applies when you use InSite.

10. Governing law

These terms are governed by the laws of Ireland, and the courts of Ireland have jurisdiction over any dispute arising from them or from your use of InSite.

11. Contact
